at toll brothers, we buildluxurious living spaces from the ground up, starting with the flooring. today we’re here with award-winninglandscape architect pat murphy to discuss the latest trends in outdoor flooring. pat, what are some things we need tokeep in mind when we’re looking at flooring outside? one of the first and most important thingsis the transition from the inside to the outside. flooring materials now availableinclude many different stones, slates, pavers, all of them color-coordinated to mimic theindoor floorings and create seamless transitions. i'm seeing hardwood floorsthat are both inside and outside.

what's going on there? now wood materials arebeing duplicated in a porcelain manner. so those materials now can be carried inside to outside. it makes it seamless. okay, what's our next tip? durability of materials are much greater now. typically, brick or different masonry materials don’t always wear as well assome of the new flooring materials available. the industry offers such great variety these days.

pools are very popular. i would imagine you need to be verycareful about what type of flooring you're putting down. slip-resistance is a key item around wet area. what types of materials might be used? you want to pick something that is safe. pavers have a slip-resistant factor. many of the porcelains available have a texture to them. and, if the homeowner wants to utilize a certain product that can be honed to create that slip-resistance.

so something that may not necessarily normallycome slip-resistant can be made slip-resistant? yes. and travertine would be a perfect material. typically, travertine is usedon the interior as an elegant flooring material. but it can be honedto a point where it has a texture to it. so now the homeowner couldutilize that same material outside as they do in. so combining the durability, theslip-resistance, and the great selection, especially that toll offers to their homebuyers, this is a wonderful combination. thanks pat.

it sounds like toll brothers homeowners can have it all.
